En t\u00e9rminos ajustados por inflaci\u00f3n, el <a href=\"https:\/\/www.zillow.com\/research\/methodology-zori-repeat-rent-27092\/\" target=\"_blank\" rel=\"noreferrer noopener\">\u00cdndice de Alquiler Observado de Zillow (ZORI)<\/a><a href=\"https:\/\/endhomelessness.org\/es\/blog\/el-aumento-de-los-alquileres-y-la-inflacion-probablemente-estan-incrementando-el-riesgo-de-falta-de-vivienda-para-las-familias-de-bajos-ingresos\/#1\"><sup>2<\/sup><\/a> informa que el alquiler medio aument\u00f3 un 15,9 por ciento en los \u00faltimos 12 meses a nivel nacional (hasta mayo de 2022) y aument\u00f3 en todos los tipos de vivienda. Este incremento es evidente en el gr\u00e1fico anterior: los alquileres aumentaban de manera constante desde enero de 2014 hasta enero de 2021, seguido de un notable repunte en los costos de alquiler.  <\/p>\n\n\n\n<p>Si bien este aumento ocurri\u00f3 a nivel nacional, ciertas \u00e1reas se vieron m\u00e1s afectadas. Las ciudades californianas de San Jos\u00e9, San Francisco y Ventura lideraron la naci\u00f3n con alquileres medios que superaron los $3,000\/mes, a partir de mayo de 2022. Sin embargo, los mayores incrementos en los alquileres se concentraron en Florida, donde los alquileres aumentaron m\u00e1s del 30 por ciento en Fort Myers, Miami-Fort Lauderdale y North Port-Sarasota-Bradenton en el transcurso del mismo a\u00f1o.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">C\u00f3mo la inflaci\u00f3n afecta la capacidad de pagar la vivienda<\/h2>\n\n\n\n<p>Estos asombrosos aumentos de alquiler est\u00e1n ocurriendo mientras una ola de inflaci\u00f3n m\u00e1s amplia ha golpeado al pa\u00eds. La inflaci\u00f3n alcanz\u00f3 un <a href=\"https:\/\/apnews.com\/article\/key-inflation-report-highest-level-in-four-decades-c0248c5b5705cd1523d3dab3771983b4\" target=\"_blank\" rel=\"noreferrer noopener\">pico de 40 a\u00f1os<\/a> del 8,6 por ciento desde mayo de 2021 hasta mayo de 2022. El aumento del gasto en productos esenciales como alimentos, energ\u00eda, transporte y atenci\u00f3n m\u00e9dica puede hacer que los hogares se atrasen en los pagos de vivienda.  <\/p>\n\n\n\n<p>La inflaci\u00f3n tambi\u00e9n limita el poder adquisitivo de los hogares, ya que los precios han estado aumentando m\u00e1s r\u00e1pido que los ingresos. La Oficina de Estad\u00edsticas Laborales de EE. UU. inform\u00f3 que los ingresos por hora promedio <a href=\"https:\/\/www.bls.gov\/news.release\/realer.htm\" target=\"_blank\" rel=\"noreferrer noopener\">en realidad disminuyeron<\/a> un 3 por ciento durante el a\u00f1o cuando se ajustaron por inflaci\u00f3n. Combinado con la falta nacional de viviendas asequibles, los hogares est\u00e1n luchando para mantenerse al d\u00eda con el alquiler.  <\/p>\n\n\n\n<p>Los adultos mayores sienten particularmente esta presi\u00f3n. Una combinaci\u00f3n de ingresos fijos, alquileres en aumento y precios m\u00e1s altos ha causado un <a href=\"https:\/\/www.cnn.com\/videos\/business\/2022\/06\/10\/inflation-seniors-rent-health-homelessness-pkg-cohen-newday-ldn-vpx.cnn\/video\/playlists\/business-news\/\" target=\"_blank\" rel=\"noreferrer noopener\">mayor riesgo de falta de vivienda<\/a> entre esta poblaci\u00f3n. Seg\u00fan la <a href=\"https:\/\/www.census.gov\/programs-surveys\/household-pulse-survey\/data.html\" target=\"_blank\" rel=\"noreferrer noopener\">\u00faltima Encuesta de Pulso de Hogares de la Oficina del Censo de EE. UU.<\/a>, que rastrea c\u00f3mo la pandemia de COVID-19 ha estado impactando la vida de las personas en los Estados Unidos, 8,8 millones de personas estaban atrasadas en sus pagos de alquiler del 27 de abril al 9 de mayo de 2022. Esto representa un aumento de 1,7 millones de personas desde la misma semana <a href=\"https:\/\/www.census.gov\/data\/tables\/2021\/demo\/hhp\/hhp29.html\" target=\"_blank\" rel=\"noreferrer noopener\">hace un a\u00f1o<\/a>. M\u00e1s del 60 por ciento estaban atrasados solo dos meses de alquiler o menos, lo que sugiere que incluso una peque\u00f1a asistencia de alquiler podr\u00eda ayudarlos a ponerse al d\u00eda. Otro 30 por ciento de las personas estaban m\u00e1s profundamente en mora, con al menos tres meses de atraso.    <\/p>\n\n\n\n<p>Casi la mitad de aquellos que se est\u00e1n atrasando en el pago del alquiler tambi\u00e9n informaron que era &#8216;algo probable&#8217; o &#8216;muy probable&#8217; que fueran desalojados, la mayor\u00eda de los cuales eran hispanos o afroamericanos. Uno de cada diez inquilinos &#8216;no ten\u00eda ninguna confianza&#8217; en su capacidad para pagar el alquiler del mes siguiente. Este sentimiento se debe en gran medida a que estos individuos no ganan lo suficiente para cubrir sus gastos de subsistencia, y no al desempleo.  <\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Cerrando las Brechas<\/h2>\n\n\n\n<p>Dada la magnitud de la crisis, corresponde al gobierno federal resolver este problema a escala. En 2021, el Congreso cre\u00f3 el programa de <a href=\"https:\/\/home.treasury.gov\/policy-issues\/coronavirus\/assistance-for-state-local-and-tribal-governments\/emergency-rental-assistance-program\" target=\"_blank\" rel=\"noreferrer noopener\">Asistencia de Emergencia para el Alquiler (ERA)<\/a> para proporcionar miles de millones de d\u00f3lares en ayuda a corto plazo para ayudar a mantener a las familias en sus hogares. Las moratorias estatales y locales de desalojo tambi\u00e9n han ayudado a los inquilinos de bajos ingresos despu\u00e9s de que la prohibici\u00f3n federal de desalojos terminara el pasado agosto.  <\/p>\n\n\n\n<p>Sin embargo, estas son medidas a corto plazo no equipadas para resolver un problema a largo plazo. La Coalici\u00f3n Nacional de Vivienda para Personas de Bajos Ingresos <a href=\"https:\/\/endhomelessness.org\/wp-content\/uploads\/2024\/10\/era-balancing-act.pdf\" target=\"_blank\" rel=\"noreferrer noopener\">estima<\/a> que 23 beneficiarios estatales est\u00e1n en camino de agotar ambas rondas de financiaci\u00f3n del ERA para finales de a\u00f1o. El uso inteligente de <a href=\"https:\/\/endhomelessness.org\/blog\/how-to-preserve-emergency-rental-assistance-for-your-neighbors\/\">los fondos restantes del ERA<\/a> y del <a href=\"https:\/\/home.treasury.gov\/policy-issues\/coronavirus\/assistance-for-state-local-and-tribal-governments\/state-and-local-fiscal-recovery-funds\" target=\"_blank\" rel=\"noreferrer noopener\">programa de Fondos de Recuperaci\u00f3n Fiscal Estatal y Local por Coronavirus<\/a> es cr\u00edtico. El Congreso deber\u00eda crear una versi\u00f3n permanente del programa ERA. Mientras tanto, los l\u00edderes federales y locales deben hacer todo lo posible para que los recursos existentes est\u00e9n disponibles, sean equitativos y accesibles para ayudar a los inquilinos de
